Steglitz is in between worlds. The district of Steglitz, located in the southwest, is one of the greenest districts of Berlin. Probably founded already in 1230 as a street village, Steglitz today is one of the middle-class neighbourhoods with many beautiful residential areas which once arose in the era of industrialisation. The Schlossstraße is the second largest shopping street in Berlin and is situated in the centre of Steglitz with more than 200.000 square metres of pure retail space. As the largest retail location in Berlin, it forms one of the important main city centres of all southwestern districts.
Steglitz – Pure History
Steglitz is a region steeped in history. Thus, the first paved road of Prussia originated here in 1792 and that is also how Steglitz developed into the most important silk culture centre in the country. The famous Glienicker Brücke (Glienicke Bridge) connects Steglitz across the river Havel with Potsdam. High-level agents and spies were exchanged here between 1962 and 1986, which is why the bridge is also known as the agent’s bridge.
Due to the excellent infrastructure and transport connection, it is only a short journey to the city as well as to the environs of Berlin with their recreational areas abundant in forests and water. But Steglitz has an amazing variety of cultural institutions such as the Schlosspark Glienicke ( castle grounds Klienicke) and the Pfaueninsel (Peacock Island), the Dahlem museum complex with the world’s largest collection of expressionist works, the botanical garden with over 22.000 plants, one of the most speciose gardens in the world, and the exotic tropical house – just to name a few.

But besides the architectural beauties and cultural and historical buildings Steglitz provides attractive possibilities of living. The district is still regarded as the quarter of mansions and the rich, whereas the structure of the population has changed in recent years. Even if the focus of the age structure is the 65+ generation, an increase of the population between 27-45 years of age could be recorded. And this trend confirms: In Steglitz living well is common. Therefore, more and more younger people as well as students move to this attractive district and so a generational change is recorded.
The former villa and cottage colony in Berlin Südende has many old buildings, which were rebuilt after being destroyed in the 2nd World War. In addition, new buildings and individual houses with front yards in tree-filled streets in idyllic surroundings are not uncommon.
Investment in Steglitz
For investors and first time buyers Steglitz is a more than interesting site due to the rich and diverse building stock – whether one is interested in a flat in an existing building, an owner-occupied flat, a house with a garden or a villa. Through the grown residential structure and history this quarter represents potential residents who may be regarded as AAA-tenants in case of a rental. The value growth is interesting, because in Steglitz the usual social-geographical indicators are above Berlin average.
